Recently I was given the book, “Home Inspections for Dummies” as a gag gift. Ironically, as I read the contents, I came across something that I believe is actually quite helpful for homeowners: 10 Hints For Your Maintenance Checklist. So I thought I would share it with you. Since being a trained and experienced inspector hopefully propels me to more than “Dummy” status, I took the liberty of adding a few additional tips in parenthesis too.

  1. Never lubricate hinges, window frames, or other metals with oil or water based products. Use graphite, bee’s wax, waterless silicone, or Teflon spray. (The water based products don’t last very long as compared to the alternatives.)
  2. Rub a latch key with the tip of a pencil to lubricate locks. (Easy to do.)
  3. Cleaning/vacuuming refrigerator coils allows the refrigerator to operate more efficiently. (And prevents fires!  I’ve written about this before.)
  4. Wood and water don’t mix. Most canned polishes are mostly water. Use equal parts of turpentine, boiled linseed oil, and white vinegar. (Sounds like a lot of work.)
  5. When you change your clock for Daylight Savings Time, change the batteries on safety devices, such as smoke and CO detectors. (Okay, I know you’ve heard this a hundred times, but are you doing it?)
  6. Never use a bulb size that exceeds the fixture rating. (Nor should you install attic insulation over a light fixture that is non-IC rated. Only IC rated is acceptable.)
  7. Never use a penny to bypass a fuse in the fuse box.  Doing so could create an electrical fire.  (On a related note, avoide double-tapping as well.)
  8. Cleaning (draining) your water heater and changing the cathodic anode extends the life of the appliance.  (Easier than it sounds. Seriously.)
  9. Never paint over mildew; It will only return. (You must first remove the mold or mildew. There’s no way around it. Kilz should not be used until the mildew is eradicated.)
  10. Don’t attempt a task that’s better left to a pro. (In other words, “Don’t try to outsmart your common sense”.)
