Have you ever wondered what a professional home inspector is looking for when he or she inspects a home? While there are literally dozens of different things your home inspector will consider when determining the quality of the home, there are five primary areas of inspection that are of particular concern to an inspector.
Resurfacing a roof can cost you thousands of dollars, so you certainly don’t want to purchase a home with a roof that will require immediate replacements. While general wear and tear is obvious to the layman, a professional inspector will be able to give you a better idea of the condition of the roof.
A basement that leaks can be a sign of significant problems, such as a faulty foundation. Therefore, your home inspector will inspect the basement walls for signs of water damage. Some typical signs of damage include:
- Efflorescence on the floors and walls
- Odor of dampness
- Water stains
The inspector will also look to make sure systems are in place to prevent water flooding, such as having a sump pump in place.
The Ventilation System
Proper ventilation is essential as it helps to remove moisture and keep air flowing properly through the home. In fact, if you have poor ventilation, your roof can become significantly damaged. If your roof becomes damaged from poor ventilation, you will need to have the shingles and roof deck completely removed and replaced. If the damage is particularly extensive, you will need to replace the roof rafters as well.
The Electrical Service
When inspecting the electrical system, the first thing the inspector will determine is whether or not the size of the service meets the needs of the home and is up-to-date according to local regulations. If it is not, the electrical service will need to be brought up-to-date before you will be able to purchase the home.
After making certain the electrical service is adequate, the inspector will then look for problems with the wiring including:
- Burned wiring
- Circuits that are over fused
- Improper connections of wiring
- Openings in the panel
The inspector will also look for dead end wiring, exposed wiring and the use of outdated forms of wiring, such as aluminum wiring and tube wiring.
When it comes to plumbing, the inspector will check to make certain the plumbing materials are used and that the pipes are distributed properly for the home. The inspector will also look for signs of deterioration or other problems with the plumbing. To check for leaks, the inspect will use a moisture meter, which he or she will used to evaluate the walls, the ceilings and the wall boards for leaks.
If any of these areas of the home are damaged or are in need of replacement or repair, it can potentially cost thousands of dollars. While this doesn’t necessarily mean you shouldn’t purchase the home, you should certainly negotiate a reduction in the price of the home or you should ask the seller to make the necessary repairs as part of the closing agreement.
